Best for investors focused on maximising returns within the tightest possible timeline. You select from a library of pre-drawn architectural layouts optimised for space efficiency and cost control. Colour and finish choices are made through our curated mood boards. Updates arrive at key milestone stages — saving you both time and money while still delivering premium-quality construction.

Suited to homeowners building in their own backyard who want strong input without managing every detail. You work alongside our designer to shape the layout, visit our materials studio to hand-pick colours and finishes, receive a weekly progress report from your dedicated project manager and are invited on-site for three scheduled walk-throughs during the build.

Created for clients who are building their forever home and want to be personally invested in every element. Your designer meets you at the property, you attend two in-depth studio sessions, walk the construction site five times at agreed stages and have the chance to meet two of your key tradespeople to discuss the finer details face to face. At handover, we dedicate extra time to run you through each warranty document and every detail of your finished dwelling.

Fast Track

Step 1

One of our qualified assessors visits your property, evaluates the site conditions and listens to your objectives. They’ll help you identify a suitable layout from our established design range and deliver a complete, all-inclusive proposal with a transparent cost breakdown — at no charge and no obligation. Free site assessments are available within the Sydney metropolitan area. Conditions may apply.

Step 2

Custom Design

Once the proposal is accepted, we move quickly. A licensed surveyor maps your property, and your assessor matches your brief with the most appropriate floor plan from our library. Colour selections are made via our curated mood boards — a streamlined process designed to lock in decisions fast and keep the project on its tightest possible timeline.

Step 3

Contract & Approval Submission

We finalise the full set of architectural drawings and prepare every document required for approval — CDC or DA. You’re then presented with a fixed-price building contract (subject to final design, site conditions and approvals).

Step 4

Build & Key Handover

Our licensed construction crew brings your granny flat to life on schedule. You’ll receive updates at key milestone stages throughout the build. On completion, we conduct a final quality check and professional clean, then hand over all compliance certificates, manufacturer warranties and your keys.

We prepare a comprehensive set of architectural plans and all supporting approval documentation. You’re presented with a fixed-price building contract (subject to final design, site conditions and approvals) before anything is lodged — so you know exactly what you’re committing to.

Step 4

Build & Key Handover

Our licensed construction crew brings your granny flat to life on schedule. You’ll receive updates at key milestone stages throughout the build. On completion, we conduct a final quality check and professional clean, then hand over all compliance certificates, manufacturer warranties and your keys. Enjoy added peace of mind with a 120-day maintenance period, extending 30 days beyond the industry standard.

This is where the Concierge experience sets itself apart. Two design meetings are included to collaborate with an experienced designer. A layout from the standard Designer Range can be tailored to suit specific requirements, or a fully custom plan can be developed from the ground up. The process is structured to ensure the final design aligns with the intended vision. An immersive 3D virtual tour is also provided, along with a life-size plan walkthrough guided by the designer, offering a clear and detailed understanding of the final outcome.

Step 3

Contract & Approval Submission

The complete architectural drawing set and all approval documents are meticulously prepared by our team. You review and sign a fixed-price building contract (subject to final design, site conditions and approvals), locking in the scope, the specification and the price before anything is submitted.

Step 4

Build & Key Handover

Our licensed construction crew brings your granny flat to life on schedule. You’ll receive updates at key milestone stages throughout the build. On completion, we conduct a final quality check and professional clean, then hand over all compliance certificates, manufacturer warranties and your keys. A pre-lining walkthrough with the Project Manager is included, along with two additional walkthroughs scheduled at key milestones of choice. Two independent building inspections and detailed reports are also provided for added assurance. Enjoy added peace of mind with a 180-day maintenance period, extending 90 days beyond the industry standard.
